Default FS: Royal Harbour Resort, Thornbury, ON - stay there one week everyyear!

Buying from the developer can cost up to $10,000 to get a week's
vacation every year at this resort, but since I've ended up with too
many 'timeshares', this one is now available for only $1400 (CAD)!
Check out what you get for this money:

The Royal Harbour Resort http://www.royalharbourresort.com/ in
Thornbury, Ontario, is a "Resort of International Distinction"
(according to RCI, the premier vacation exchange company in the world).

From their website:
Royal Harbour Resort is a four season resort situated on the shores of
Georgian Bay in the picturesque Beaver Valley region, just two hours
north of Toronto, Canada.

Our resort is located in the Town of the Blue Mountains, a scenic area
surrounding the clear waters of the bay with its small towns, ski hills,
fresh country air and the many activities for every member of the family
to enjoy year round.

Each one of our two bedroom suites and studio units overlooks beautiful
Thornbury harbour and the clear blue waters of the bay. Visit our photo
gallery page for the breathtaking views.

Attractive, well appointed open concept units offer you a choice of
large two bedroom suites or roomy studios.

At the resort shop, you'll find movie rentals, snacks, and basic
essentials. The town of Thornbury is known for its unique shops, good
restaurants, arts and crafts... all just a short walk or drive from the
resort.

You can obviously read more about it on the web site, but the "Resort of
International Distinction" (RID) is awarded based on feedback from
people who have stayed there, and indicates great satisfaction with the
resort and its location.

Other benefits you get from owing an annual week at this resort include
access to 'Bonus Days' where you can stay there (subject to
availability) for as low as $55 per night (+ tax) for the studio suite,
or $75/night (+tax) for the large 2-bedroom units. Compare that to the
regular rental rate of $235/night (+tax) for non-owners and you're
getting a HUGE discount.

This is a 2-bedroom unit, every year during week #45. This is usually
around the middle of November.

As an owner at this resort, you can use the facilities any time you're
in the area even if you're staying somewhere else.

However, you're also responsible for annual "maintenance fees" to help
keep the resort in good shape and maintaining the RID status. These
fees are actually one of the lowest around at $401 CAD for 2004.

So in effect, the $1400 purchase price gives you the right to stay at
this resort for a full week (2-bedroom unit) every year for $400
Canadian, which is less than $58 per night! It also gives you access to
Bonus Days at $55/$75 per night (subject to availability), and is also a
low-cost way to enter the world of vacation exchanges.

If you decide not to stay at the resort during your designated week, you
can rent it out on your own, or join the resort's rental pool (60/40
split - you get 60% of the income).

OR, 'bank' your week with an exchange company like RCI and stay
somewhere else in RCI's resort directory of over 3500 resorts around the
world! Of course, extra fees to join RCI and make exchanges apply, but
you might still find yourself staying at resorts that would normally
cost $2000 U.S. for a week, and have only spent around $650-$700 CAD.

I've personally exchanged this Royal Harbour week for a Christmas week
at a Banff timeshare through Donita's Dial-an-Exchange (no member fees,
$99 U.S. exchange fee). Generally with exchanging, the more flexible
you are on the areas and times of year to travel, the more options
you'll have.

purchase. This is one of the cheapest ways to get into the world of
guaranteed annual vacations and vacation exchanging - if you were
hesitating at doing this for costs of $3000, $4000, or more, act fast to
grab this one at only $1400 Canadian!
