Default Advice On Purchasing A Property For Chambres D'Hote

Hello,

My husband and I wish to purchase a property in the Auvergne region of
France, specifically in the Puy-De-Dome. We are looking for a 5/6
bedroom property suitable for use as a Chambre D'Hote accommodation.
We intend to make a permanent move to France however, we realise that
Chambres D'Hote cannot be our only source of income and are planning
accordingly.

Since April 2004, we have made 4 trips to the area to search for
property and thus far, we have used only the immobilier (agents) in
the area. Each time we travel to the region, we learn more about it,
make useful contacts, and are able to 'fine tune' our search criteria
so while we don't consider these trips to be unsuccesful, we haven't
yet found the right property.

My questions are as follows:

1. We are currently finding properties for sale by using immobilier
web sites and by visiting the immobilier offices with search criteria
in hand. We know there must be a multitude of other ways to find
property for sale but what are they?

2. We know that often, notaires themselves can act as estate agents
but compared with the immobiliers, which is the best way to go? Any
advice, fact and figures, your own experiences, would be very much
appreciated.

3. Is there anyone out there already running a Chambre D'Hote in this
region that would be prepared to talk to us and/or advise us when
we're next in the region (probably the first week of February 2005)?
We are not going in to this blind but you can never enough advice
about how to avoid the pitfalls!

4. When we travelled to the area in April and in October, there seemed
to be many more properties on the market than when we went in June and
September. What would be the best time to be looking for property? We
know that it's probably better to go in term time as during the school
holidays, agents are very busy indeed, but at which times of the year
(if any) is the market more buoyant?

We would greatly appreciate any related advice even it does not
necessarily directly answer our questions. I look forward to hearing

Mon mari et moi souhaitent acheter une propriété dans la région
d'Auvergne de la France, spécifiquement dans le Puy-De-Dôme. Nous
recherchons une propriété de chambre à coucher de 5/6 appropriée pour
l'usage comme logement de Chambre D'Hote. Nous avons l'intention de
entreprendre une démarche permanente en France cependant, nous nous
rendons compte que Chambres D'Hote ne peut pas être notre seulement
source de revenu et projette en conséquence.

Depuis avril 2004, nous avons fait 4 voyages au secteur pour
rechercher la propriété et jusqu'ici, nous avons employé seulement le
immobilier (des agents) dans le secteur. Chaque fois que nous
voyageons à la région, nous apprenons plus, faisons les contacts etc..
ainsi nous ne considérons pas ces voyages être gaspillés mais nous
n'avons pas encore trouvé la bonne propriété.

Mes questions sont comme suit :

1. Nous trouvons actuellement des propriétés à vendre en employant les
emplacements immobilier sur l'internet et en visitant les bureaux
immobilier avec des critères de recherche à disposition. Nous savons
qu'il doit y a une multitude d'autres manières de trouver la propriété
à vendre mais ce qui sont elles ?

2. Nous savons que souvent, les notaires peuvent agir en tant
qu'agents mais comparé aux immobiliers, qui est la meilleure manière
d'aller ? Tous les conseil, fait et figures, vos expériences, seraient
tout d'abord appréciés.

3. Y a-t-il n'importe qui hors là de courir déjà un Chambre D'Hote
dans cette région qui serait préparée nous parler et/ou nous
conseiller quand nous sommes prochains dans la région (probablement la
première semaine de février 2005) ? Nous n'entrons pas à cette aveugle
mais vous ne pouvez jamais assez de conseil sur la façon éviter les
pièges !

4. Quand nous avons voyagé au secteur en avril et en octobre, là
semblé pour être beaucoup plus de propriétés sur le marché que quand
nous sommes entrés en juin et septembre. Quelle serait la meilleure
temps de rechercher la propriété ? Nous savons qu'it's probablement
meilleurs d'entrer dans le temps de limite comme pendant les vacances
d'école, agents sont très occupés en effet, mais à quelles temps de
l'année (si) le marché est-il plus flottable ?

Nous apprécierions considérablement tous conseils relatifs même qu'ils
ne répondent pas nécessairement directement à nos questions. J'attends
avec intérêt d'avoir de vos nouvelles et vous remercie à l'avance.
