Newport RI - I need a room this weekend

Going to Jazz Festival on Saturday ( maybe Sunday if we can get a room).
Had problems and cancelled our room - now going again, BUT of course rooms
are hard to find.

Anyone nearby know of hotels within 25 miles or so for Fri and/or Sat
nights ?
I did find a few downtown - for $300+ per night - don't want to go THAT
badly.
A Comfort Inn / Hampton Inn type room would be fine.

I tried hotels.com / expedia etc - not much luck. There were a few smaller
places I found online - they have websites - but can't check/make
reservations online ( I'll call them tomorrow).

looks like part of a B and B but seperate; did not check it out but has
opneing this weekend. if a vacation rental be sure to check for any
cleaning fees, taxes etc.

I called and they were taken ( probably someone out there read this before
me !)
But one of the innkeepers knew someone that had a room in Middletown -
heading there now.

Thanks but I just got back. The room I got via vrbo.com ( in a private
home) was excellent. Actually it wasn't the room that I SAW online, but
when I called she had a friend who rents her house out occasionally.
The house in Middletown, RI belongs to interior decorator who had plans
herself for the weekend so we came and went as we pleased. Private bed and
bath / beautiful ourdoor pool. Weather was perfect ... had breakfast
poolside each morning ....
Back home now - rainy ... dreary , yuck !
