I just had a look through the local newspaper and the rent is about right
with others, there is definitely an oversupply at present - both rentals

and
for sales. There are so many empty housing blocks as well, with developers
asking stupid prices - more than existing houses in many instances.

The surf at the Southern end of the island is a bit small - there are sand
bars in Moreton Bay which protect us from the big ocean swells. But a 20
minute drive up the beach to the Northern end gets you into the big

swells -
especially at high tides.

The remnants of the last cyclone that hit the North Coast whipped up some
big swells and we had a ball for about a week - I like being able to walk
about 100 metres to surf some big waves.

sounds like paradise for sure ... is that considered part of the Gold Coast
or Brisbane proper? does the northern end of the isl. go off on both the N
and the S swells?

Gold Coast - tsk tsk wash your typing fingers - theres not a high rise
apartment block on the Island. I guess we're at the Southern end of the
Sunshine Coast or the Northern end of Moreton Bay, 75kms to Brisbane CBD. We
have the closest decent beaches to Brisbane IMHO, the likes of Redcliffe and
Sandgate always seem to be a mix of either mud and sand or sand and grit -
either way they are not to my liking.

The best surf is when we get storms out to the East or North East, Moreton
Island protects us from the really big (5 to 10 metre swells) waves that the
exposed beaches on the Gold and Sunshine Coasts get. One guy in my street
uses his boat to get across to the big swells on Cape Moreton - about 30
minutes by boat. They anchor near one of the reefs and have a ball - even if
the sharks are a bit prolific over there.
