How to terminate a 12 month rental lease?

If I sign upto a 12 month rental lease and need to leave the country
after 8 months -does that mean I still have to pay for a full 12
months rental or can I give the appropriate notice and terminate the
lease without penalty?

If it is a fixed term and you are in nz, then you can't break the lease without the landlords permission, you may be able to find someone to take over the lease or if your landlord is a reasonable person they may let you break the lease

How does it work in England ???

u give the preagreed cancellation notice period (e.g. 1 month) and
terminate the contract without penalty
